Hi

My trainer is looking for a place to rent 10 stalls.  Shes an advanced jumper/dressage rider and everyone that wants to move with her is competing or preparing to compete.  They range from hunter/jumper to eventers.  We all want a well run place where stalls are cleaned daily and well bedded, they always have water and its clean, the horses are on a schedule for feeding and turnout, the facility is well maintained with safe fencing, etc, and we can train and not stress out about our horses not being properly cared for.

None of us can afford 1000.00/mth for board, especially when we are competing and also because you don't get good care for your horse at a lot of the full board stables anyway.  We would be semi coop.  We're all adults and have owned horses for years and would work together to ensure the place (or our part of it) is properly managed.  The trainer would be in charge and if anyone isn't pulling their weight, they wouldn't be allowed to stay.

Would you consider just renting 10 stalls?  One woman who has managed other barns and has good references was considering this but she has a couple of kids and a husband so I don't think the house is big enough.  If the house was acceptable, she would be wanting 17 stalls at least.

You would have to tell me more about yourselves.

Who is the trainer?

Where are you located now?

What are your expectations for cost and work and maintenance and use?

Have any of you owned your own place and run it?

I will willingly run you through the math from the owner's perspective

I maintain my place very well but as such I realize that I have to be careful about who is here and how they use the place.

I like to keep the house to two residents and possibly one child in the rental side.  We are on a septic field and I don't want to overdo the volume.  There are lots of rentals in the area, mostly second residences on acreage.
